The rate, terms, pre-paid finance charges and APR are based on several factors including, but not limited to, the credit score of the applicant, employment status of the applicant, the type of property being purchased, the loan to value ration and the amount of the loan and location of the property . Annual Percentage Rates (APR) include all prepaid finance charges that can be amortized over the life of the loan under the Truth-in-Lending Act (TILA).

The rate is based on an applicant with an average income. All quotes are for products or loans that can be sold on the secondary market with no prepayment penalties nor negative amortization. Rates are based on a 30-60 day lock period and 0 – 3% total discount and origination points. Origination points include brokers’ fee charged as a percent of the loan amount.

As part of the Economic Stimulus Act of 2008, Fannie Mae’s limit on conforming loans has been raised in certain high cost metropolitan statistical areas (MSAs). The limits on these “jumbo-conforming” mortgage loans differ from area to area and have been based on the MSA’s median home price. Please note that not all lenders will automatically raise their conforming loan limits. Fixed Rate Jumbo Loans - Some rates are based on a $450,000 loan for a purchase or refinance transaction of an owner occupied, single-family residence, and up to 70% loan-to-value ratio (96.5% LTV for FHA’s and VAs) and 740 credit score.

Adjustable Rate Confirming Loans - Some rates are based on a $200,000 loan for a purchase or refinance transaction of an owner occupied, single-family residence with an 80% loan-to-value ratio (96.5% LTV for FHA’s and VAs) and 740 credit score. ARM loans are for based on a 30 year term. The quoted rate is based on a 2.50% to 3.00% margin added to the 1-year Treasury Constant Maturity or a 2.00% to 3.00% margin added to the 1-year LIBOR index. The interest rate on ARM’s can increase after consummation.
